Included Documents and Services

Our deed preparation service includes the preparation of a deed and any of the plan-specific items listed above. We support each of the following deed types:

  • Lifetime transfer deeds, including quitclaim deeds, warranty deeds, special warranty deeds, limited warranty deeds, grant deeds, covenant deeds, and right of survivorship deeds.
  • In states that recognize them, we support estate planning deeds, including transfer-on-death deeds, life estate deeds, enhanced life estate deeds, lady bird deeds, and deeds to a living trust. Each deed type depends on state law, and not every type is available in every state.
  • Deeds to transfer property between ex-spouses under an existing divorce decree.
  • Deeds to add an owner to the title to real estate so that it can be jointly owned after the transfer.

Excluded Documents and Services

The fees quoted above are for preparing a state-specific deed to transfer real estate using information the client provides during the intake process. Our service does not include any of the following:

  • Title searches (other than assistance with locating the deed if needed), title insurance, or other services traditionally performed by real estate abstractors.
  • Any tax advice, whether state, county, local, or federal. The client is solely responsible for any tax consequences resulting from the transfer.
  • Completion of any recording cover sheets, informational returns, transfer tax returns, nonresident income tax returns, or related informational or tax forms required or requested by the jurisdiction where the property is located. We provide fillable copies of these forms with the deed, but the client is responsible for completing them with the transaction details.
  • Any documents related to homestead exemption or qualification, including homestead declarations or related documents.
  • Preparation of trust certificates for transfers to living trusts (usually prepared by the attorney or service that prepared the trust).

Frequently Asked Questions about this Service

What Other Fees are Required?

The fees quoted above are for deed preparation only. Depending on state law, additional fees may include (a) recording/filing fees for recording the deed in the land records of the county or other jurisdiction where the property is located and (b) transfer taxes charged by any jurisdiction for transferring real estate. The customer is responsible for all fees other than the fees quoted above for preparing the deed. 

What Happens if I Need to Upgrade to a Different Plan?

We offer the flexibility to upgrade to a different pricing plan at any time. Our upgrade process is simple and transparent, with no penalty fees or extra charges. When a client decides to upgrade, they will only need to pay the difference between the current plan price and the price of the plan they are switching to.
