Hi, I own a property in Florida, but I’m English and live in the UK. I would like to set up a ladybird deed to protect my husband and children in case I die before I sell this property, but when I tried to complete the online form; it stated I can only input a US address. Am I able to set up a ladybird deed please? Julie
Our software does support international addresses. The Street address referenced in the interview is the address of the owner, not the address of the property. You can enter an international address in that field.
The Mailing address is different. Because Florida county clerks will not typically send notices overseas (due in part to the higher international postage rates), we do not allow you to input a separate mailing address that differs from the general address provided in the Mailing address section. But that only means that you cannot enter a separate international mailing address. You can still enter an international mailing address in the Street address section.
Also, since you are overseas, you should include a self-addressed envelope with postage prepaid when you send the deed to the clerk for recording. That may help avoid any issues with the clerk being unwilling to ship documents overseas.
