Thank you for your interest in DeedClaim.com. Our Deed Generator does allow multiple owners to be listed on the deed. You can have multiple current owners that will hold the property during their lifetime (life tenants), and the property can pass to multiple remainder beneficiaries on the death of the last current owner. All of that can be structured by simply adding multiple owners on the Current Owner Information screen (for the current owners/life tenants) and/or adding multiple owners on the New Owner Information screen (for the future owners/remainder beneficiaries). The interview should walk you through the process.
That being said, Florida Lady Bird Deeds are used to add owners who are not current owners, but will inherit the property in the future. For example, it would cover the situation where A and B currently own the property and would like it to pass to C and D after A and B are both deceased. You ordinarily would not use a Florida Lady Bird Deed if you intend for the property to pass to current owners. Instead, you would use a joint tenancy with right of survivorship (discussed below).
If you intend for the current owners to inherit from each other, you might consider simply taking title as joint tenants with right of survivorship. Joint tenants with right of survivorship is a form of co-ownership that allows the property to pass to the surviving owners when one owner dies. It would cover the situation where A, B, and C currently own the property and want the property to pass to the survivor when any of them dies, so that the last survivor ends up with the entire property.
Either way, there is no need to list the percentage ownership if you intend for everyone to have an equal interest.
